REAL ESTATE TIP OF THE WEEK by Amy Schreiber MBA

Why choosing the RIGHT real estate agent is so important!

There are many reasons you should work with a realtor both as a buyer and seller, but it's important that you find the right one for you.  The agent you choose should be able to gain your trust quickly and understands your wants and needs - putting you first.

A successful agent will listen to you actively and ask questions to get to know you. This is important in your search or as you're deciding to list your home. It will make the road a smoother one if you're in synch with your agent. Demonstrating an expert knowledge of market trends is extremely important to help you navigate the complexity of the real estate market.

As a buyer, your agent should take a proactive approach to help secure you a home, even with an inventory shortage,  by being transparent with you and advising you on market expectations and market price.  Proactive agents will provide you listings (that meet your needs) as they are added to the market (or shortly after) to help stay in front of inventory (as much as possible).  Thorough agents will also provide recommendations of other areas that might fit your needs and budget. Knowledgeable agents will help you navigate the entire process (from start to finish) to ensure you're well informed and understand the contracts and addendums (as they arise).

As a seller, your agent should be your trusted partner in helping you understand market value, trends, and overall process. They will help guide you through phases of selling a home including: staging your home for professional photographs, preparing for open houses to name a few most importantly keeping an open line of communication at all times. Your agent will be responsible for marketing your home through various channels (social media, print, online, TV and other methods) to reduce days on market. As offer(s) arrive, your agent is responsible for organizing and analyzing ALL offers to be presented to you for review. As advisors they should help you understand the offer and differences with the final decision from you. - the Seller.  Once an offer is accepted the contract process begins; a knowledgeable agent will educate and communicate progress throughout the contract lifecycle.

There are many more responsibilities of an agent, the reasons above are just a few to showcase the importance of selecting the right Realtor for you.  Not every realtor will be a fit for every consumer and vice versa - and that's OK.  Be selective with your choice -  because the person you select - will be your partner throughout the purchase or buying process which is one of your biggest investments.
