Condo versus Townhouse: What's the Difference and how is the market?

Condos: Walls, floors, and ceilings owned by all residents; HOA dues; covenants, conditions, and restrictions; value depends on the desirability of the entire development.

Townhome: Not a form of ownership, but a term for an attached row house.

 

Advantages of each: Prices are often lower than single-family homes; maintenance is minimal or nonexistent and there is safety in a “cluster” environment.

Disadvantages: HOA dues; Covenants, Conditions & Restrictions (CCRs) can be complex.

Hillsborough Market Update Q4 2020 vs. Q4 2019

Tampa: We saw a 22% increase in number of sales for condo's and townhouses with a 5.91% increase in sold price. The average Days on Market (DOM) fell by 37% to approximately 17 days on market from previous year.
